How to ask a seller if he or she is speaking to other investors on the phone

It’s natural for a motivated seller to explore multiple options, including speaking with other investors. You need to ask about this directly and confidently, not out of fear, but to understand his or her situation and position your offer effectively.

Timing your question effectively

Don't open the call with this question. Build some rapport first and establish why you're calling. Once you've discussed the property basics and his or her motivation, you can transition to it. This shows you're serious about his or her situation.

A good time is after he or she has described his or her situation and you’ve listened fully. You’re gathering information, and this is a crucial piece of it. It feels more natural as part of understanding his or her timeline.

Phrasing the question neutrally

Keep your tone calm and factual. Avoid sounding accusatory or competitive. You might say, 'As you explore your options, are you also speaking with other investors or real estate professionals about the property?'

Another approach: 'Many sellers explore different avenues when selling quickly. Have you had other investors look at the property, or are you considering other types of offers?' This open-ended question encourages a candid response.

Listen carefully to his or her answer

His or her response will tell you a lot. Is he or she open about it? Does he or she sound defensive? Does he or she volunteer details about other offers? Listen for clues about his or her urgency, the number of other offers, and his or her impressions of them.

Even if he or she says no, don't necessarily take it at face value. Keep his or her overall demeanor and motivation in mind. Sometimes, a seller might not want to admit he or she is shopping around.

Use his or her answer to guide your next steps

If he or she is speaking with others, you now know you're in a competitive situation. This might influence how quickly you move to an offer or how much detail you provide about your process. Your goal is to differentiate yourself.

If he or she isn't speaking with others, you have an opportunity to be his or her primary solution provider. You can spend more time explaining your process and building trust without the immediate pressure of competition.

Highlight your unique value proposition

Regardless of his or her answer, use this as an opportunity to reiterate why your approach is beneficial. Focus on your ability to close quickly, buy as-is, and offer a straightforward, no-hassle process. These are common motivators.

For example, 'What sets us apart is our ability to buy your property as-is, with no repairs needed, and close on your timeline. Other investors might have different processes.' Emphasize what makes you distinct.

Avoid disparaging other investors

Never speak negatively about other investors or companies, even if he or she brings up a bad experience. Focus on your strengths and what you can do for him or her, rather than pointing out others' weaknesses.

Maintain a professional and confident tone. Your professionalism reinforces your credibility and helps you stand out. The seller is looking for a solution, not a debate.

Questions people ask

What if the seller gives me details about another offer?

Listen without judgment. This is valuable information. It helps you understand his or her expectations and what you might be competing against. Do not react emotionally or try to beat the offer immediately; stick to your numbers.

Should I ask what the other investors offered?

You can ask, 'Without sharing specific numbers, did you find their offers addressed your primary concerns, like timeline or repairs?' This helps you understand his or her priorities without directly asking for another investor's offer. If he or she offers details, listen.

What if the seller sounds annoyed by the question?

Apologize politely, 'My apologies, I just want to make sure I understand your situation fully.' Then, pivot back to his or her motivation or property details. It might mean he or she is sensitive about competition or just wants to move on.
