Asking for referrals after a successful closing

A successful closing builds goodwill, creating an opportune moment to ask for referrals from sellers. Approaching this conversation thoughtfully ensures you leverage that positive experience into future leads.

The timing of your ask

The best time to ask for a referral is usually right after closing, or within a week or two. The seller is relieved, has cash in hand, and is likely feeling positive about the smooth transaction. This positive emotion is what you want to tap into.

Do not ask for a referral during the negotiation process or if there were significant bumps in the road. Wait until the deal is fully done, and the seller expresses satisfaction with the outcome.

How to frame the conversation

Start by reiterating your appreciation for their business and how smooth the process was. Then, explain that you are always looking for more opportunities to help people in similar situations. Make it clear that you are not asking them to do extra work, just to keep you in mind.

You might say something like, "I really appreciate how easy you made this process, and I'm glad we could help you out. I'm always looking for other homeowners who might be in a similar situation and need to sell quickly and easily. If you happen to know anyone who could benefit from a straightforward sale, I'd be grateful if you'd pass my name along."

Making it easy for the seller

The easier you make it for the seller to refer you, the more likely he or she will do it. You can offer to send him or her a small card with your contact information. Do not expect him or her to remember all your details or go out of his or her way.

You might also ask, "Would it be alright if I sent you a quick text with my contact information that you could easily forward?" This reduces friction and puts your details directly into his or her phone.

What to do if he or she doesn't have anyone in mind immediately

It's common for sellers not to have someone specific in mind right away, and that's perfectly fine. Do not push him or her. Your goal is to plant the seed. Thank him or her for considering it, and tell him or her to keep you in mind for the future.

A simple "No worries at all, but if anyone comes to mind down the road, please don't hesitate to share my contact information" is enough. You've made the ask, now let him or her come to you.

Following up on referrals (if given)

If a seller does give you a name, thank him or her immediately. When you contact the referral, make sure to mention who referred you. This builds immediate trust and leverages the positive reputation you established with the original seller.

For instance, "John Smith suggested I reach out to you; he mentioned you might be looking to sell a property." This opens the door with a warm introduction, rather than a cold call.

This depends on your business model and local regulations. Some investors do, some don't. If you do, make sure it's clear and compliant. The primary goal is a genuine connection, not just a transaction.

Is it okay to ask for a review instead of a referral?

Yes, you can ask for both or one over the other. A positive online review is also a powerful form of social proof. The phrasing would be similar: "If you had a good experience, a quick online review would be greatly appreciated."

What if the closing wasn't perfectly smooth?

If there were significant issues or the seller wasn't completely happy, it's best to hold off on asking for a referral. Focus on ensuring he or she feels heard and valued, even if the deal had hiccups. Your reputation is built on how you handle challenges, too.
