How Speed to Seller handles text replies that say 'my house is not for sale'

When a homeowner replies to our text message with "my house is not for sale," we process that reply as an opt-out. These replies are never listed as leads because the homeowner has clearly indicated he or she is not interested in selling at this time.

Understanding the 'not for sale' reply

A reply stating "my house is not for sale" is a direct indication of a homeowner's current intent. He or she is explicitly telling you that he or she does not wish to sell his or her property.

This differs from a general question or a reply asking for more information. It's a clear statement of disinterest in selling.

Our system categorizes these replies as opt-outs, respecting the homeowner's wishes immediately.

Our process for these replies

When Speed to Seller receives a text reply that clearly states the house is not for sale, that phone number is marked as opted-out within our system.

This means we will not text that number again, respecting the homeowner's request to cease communication. Our goal is to connect you with homeowners who have expressed a genuine interest in selling, not those who have explicitly declined.

These replies do not become leads. We do not list them for sale on our marketplace because they do not meet the criteria of a motivated seller reply.

Why these are not considered leads

A motivated seller lead, by definition, comes from a homeowner who has replied to a text message indicating some level of interest in selling his or her property. A "not for sale" reply indicates the opposite.

Listing a "not for sale" reply as a lead would go against our commitment to providing you with truly interested homeowners.

Our methodology focuses on delivering replies that show at least an openness to selling, allowing you to focus your time on qualification, not overcoming direct objections about selling at all.

Distinguishing from other types of negative replies

It's important to differentiate a "not for sale" reply from other negative or vague responses. For example, a reply like "who is this?" or "wrong number" might still be investigated for accuracy.

A "not for sale" reply is definitive. It is a clear statement from the homeowner about his or her property's status and his or her intent.

Our grading process is designed to accurately interpret the homeowner's explicit or implicit intent based on his or her text message.

The implications for your lead buying

When you buy a lead from Speed to Seller, you can be confident that the homeowner has expressed some level of interest in selling. You will not receive a lead where the homeowner has explicitly stated his or her house is not for sale.

This transparency in our methodology ensures you receive higher-quality leads, saving you time and resources that would otherwise be spent on uninterested parties.

Our process is built around delivering actionable replies, not just any reply.

Your role in respecting opt-out requests

Even if you acquire contact information for a homeowner through other means, if he or she has previously opted out of text messages from our platform, it is important to respect that request.

Always maintain a clear record of opt-out requests within your own CRM or lead management system.

Respecting these requests helps maintain a positive reputation for investors and avoids potential issues down the line.

Questions people ask

Could a 'not for sale' reply become a lead later?

A homeowner who says 'not for sale' today could theoretically change his or her mind in the future. However, Speed to Seller does not relist these numbers or re-text them. Your best bet for such a situation would be independent outreach after a significant period, but you must respect his or her initial opt-out.

Do you ever re-text these numbers?

No, once a number is marked as opted-out due to a 'not for sale' reply, we do not text that specific number again. This is a core part of our compliance and respectful outreach methodology.

What about replies that just say 'no'?

Replies that simply say 'no' are also treated as opt-outs. We interpret a direct 'no' as a clear indication of disinterest, similar to 'not for sale,' and cease communication with that number from our platform.
