How to identify a seller reply that wants to negotiate price first

Some seller text replies indicate the homeowner is primarily focused on price and wants to negotiate upfront, often by asking about your offer or what the house is worth. Recognizing these cues helps you tailor your initial conversation and prepare for a direct negotiation.

Why price is the first thing on their mind

For many homeowners, the perceived value of their home is the most important factor in selling. They may be curious about the market, have a specific number in mind, or simply want to know what kind of offer they can expect before discussing anything else.

This doesn't necessarily mean they are unmotivated; it just means their immediate priority is financial. Your job is to understand that priority without getting trapped in a price game too early.

Direct questions about “your offer” or “what will you pay?”

The clearest sign is a direct question about price. Phrases like, 'What's your offer?' 'What will you pay for my house?' or 'What's it worth?' immediately tell you the seller wants to talk numbers.

This is his or her way of screening you. He or she wants to know if you are in the ballpark before investing more time in the conversation.

Mentioning Zillow or other online estimates

A seller who says, 'Zillow says my house is worth X,' or 'I saw online it's valued at Y,' is anchoring the conversation around a price point. He or she is giving you a starting point for his or her expectations.

While online estimates are often inaccurate for distressed properties, this tells you the seller has done some research and has a figure in mind, which will influence his or her negotiation.

Comparing your outreach to other investors

If a seller replies with, 'Another investor offered me Z,' or 'I've had several offers, what's yours?' he or she is setting a competitive price context. He or she is likely trying to gauge where you stand relative to others.

This type of reply indicates he or she is actively engaging with the market and is looking for the best financial outcome from a cash buyer.

Lack of property condition details

When a seller focuses solely on price without volunteering any details about the property's condition, needed repairs, or personal motivation, it often implies that the condition is less relevant to his or her initial inquiry than the bottom line.

He or she expects you to evaluate the property and come back with a number, rather than needing to explain why he or she is selling or what problems the house has.

How Speed to Seller notes these replies

At Speed to Seller, our lead grading process identifies replies where the seller explicitly asks for an offer or mentions price in his or her initial text. We flag these leads so you know what to expect.

This transparency helps you prepare for the first conversation, allowing you to address the price question while also gently probing for his or her underlying motivation. Speed to Seller lists these replies so you can prioritize your follow-up strategically.

Questions people ask

Should I give an offer over text if they ask?

Generally, no. It is difficult to make an accurate offer without more information about the property and the seller's situation. Aim to get on a call or schedule a visit first to gather details.

Does this type of seller reply mean he or she is not motivated?

Not necessarily. A price-focused seller can still be highly motivated by financial needs or a desire for a quick, hassle-free sale. Price is just their initial focal point.

How do I steer the conversation to motivation instead of price?

Acknowledge his or her price question, then pivot by asking, 'To give you the most accurate offer, it helps me to understand your timeline and what's most important to you in selling. Could you tell me a little about why you are looking to sell?'
