How Speed to Seller confirms a property address from a vague seller reply

When a seller's text reply is vague about the property address, Speed to Seller uses a multi-step verification process to pinpoint the exact location. This involves cross-referencing available data points and sometimes manual review to ensure accuracy before listing the lead.

Parsing initial text for clues

Even a vague reply often contains fragments of information. A seller might mention a street name, a cross-street, a neighborhood, or even just a city.

Our system is designed to extract these partial details. For example, if a seller texts 'My house on Elm St in Riverside,' we'd isolate 'Elm St' and 'Riverside.'

These initial clues are the starting point for a broader search, narrowing down the potential properties.

Leveraging public records with partial information

We cross-reference these partial details with extensive public record databases. If we have a phone number, we'll search for owners associated with that number in the specified area.

The goal is to find property records that match the partial address information and are linked to the originating phone number. This often helps filter out incorrect matches.

Sometimes, a unique characteristic mentioned by the seller, like 'the house with the red door,' while not directly searchable, can be used by a human reviewer later if other data is ambiguous.

Cross-referencing phone number data

Every text reply comes from a specific phone number. We run that number through our skip tracing tools to find associated names and addresses.

If the skip trace returns a primary address for the phone number, and that address aligns with the vague text reply, it significantly increases our confidence.

We also look for other properties owned by the individual associated with the phone number, especially if the text implies multiple properties or an investment property.

Manual review and geographic inference

For particularly vague or ambiguous replies, our team performs a manual review. This involves a human checking maps, public records, and satellite imagery.

If a seller says 'my place near the park,' a reviewer might look for properties owned by the phone number's owner that are geographically close to known parks in the mentioned city.

This human element helps resolve complex cases where automated systems might fail to make a connection, adding a layer of accuracy.

Prioritizing confidence levels for listing

Speed to Seller assigns a confidence score to each address match. The higher the confidence, the more likely the lead is accurate and immediately listable.

Leads with high confidence (e.g., exact address match from skip trace and text) are listed quickly. Those with lower confidence might undergo further review.

We aim for a balance between speed and accuracy, ensuring that you receive reliable property information, even from initially vague replies.

What happens if the address cannot be confirmed

If, after all our efforts, we cannot confidently confirm a property address that matches the vague reply and the associated phone number, that specific reply will not be listed.

Our priority is to provide actionable, accurate leads. Listing leads with unconfirmed or ambiguous property details would not serve our investors well.

We discard replies where we cannot establish a high degree of certainty about the property in question, ensuring only qualified leads make it to the marketplace.

Questions people ask

What if the seller only gives a city?

If a seller only provides a city, Speed to Seller will use the originating phone number and skip trace data to find properties owned by the individual in that city. If multiple properties are found, further filtering or manual review occurs to match potential motivation clues.

Do you ever discard replies due to vague addresses?

Yes, if Speed to Seller cannot confidently confirm a specific property address, even after using all available data and manual review, the reply will be discarded. We only list leads with verifiable property information to ensure quality.

How quickly can you confirm a vague address?

The time it takes to confirm a vague address varies. Simple cases are automated and confirmed almost instantly. More complex cases requiring manual review might take a few minutes, but our goal is to process all replies as quickly and accurately as possible.
