How Speed to Seller confirms the text reply sender is the owner

When a homeowner replies to a text message about selling his or her house, Speed to Seller has a process to verify that the person texting is indeed the owner or an authorized representative. This verification step ensures you are talking to the right person from the start.

Why confirming sender identity matters

As an investor, your time is valuable. Calling someone who is not the property owner, or authorized to speak for the owner, is a waste of that time. Confirming the identity of the text reply sender means you spend your energy on legitimate prospects.

It also reduces the risk of miscommunication or dealing with unmotivated parties. You need to know you are building rapport with the decision-maker from the very first call.

Initial checks for matching records

When a text reply comes in, our system performs immediate cross-references. We compare the phone number and any identifying information in the text with public records associated with the property address.

This includes matching the name on the text, if provided, to the name(s) on the deed, and verifying the phone number through our data sources. If there's a direct match, the lead moves forward efficiently.

Handling replies from authorized family members

Often, a reply might come from a spouse, adult child, or other close family member who is not explicitly listed on the deed. Our team reviews these replies to determine if the sender indicates authorization to discuss the property.

A text saying 'My mom wants to sell her house' or 'My husband asked me to reply' is usually sufficient for us to list the lead. We look for clear indicators of permission and involvement in the selling decision.

When multiple owners are involved

Properties often have multiple owners, such as spouses or heirs. If a reply comes from one of the listed owners, we consider that verified. If it comes from a non-listed owner but implies joint decision-making, we will list the lead.

The goal is to get you in touch with a party who can meaningfully advance a conversation about selling. It is your job during the initial call to confirm all decision-makers.

What happens if ownership is unclear

If the text reply is vague, contradictory, or gives no indication of a connection to the owner, Speed to Seller will not list the lead. For example, a simple '?' or a text asking about a different property will be filtered out.

Our system prioritizes clarity and a clear link to the property owner or an authorized representative. If we cannot establish that link, we err on the side of caution to protect the quality of leads you receive.

The investor's role in final verification

While Speed to Seller performs initial checks, the ultimate responsibility for verifying the seller's capacity to sell rests with you, the investor. Use your first call to confirm who you are speaking with, their relationship to the property, and who else needs to be involved.

This layered approach ensures that you are working with the most accurate information. Our process gets you to the right conversation; your skill confirms all legal and relational details.

Questions people ask

What if the text comes from a relative, not the owner?

If the relative indicates they are authorized to discuss the property or are a primary point of contact for the owner, Speed to Seller will typically list the lead. Your initial call should confirm their authority.

Do you check for power of attorney for heirs?

No, Speed to Seller does not verify legal documents like power of attorney or probate status. Our process confirms a clear link between the text sender and the property owner. Formal legal authority is something you must verify during your due diligence.

How do I know the person I call is the one who texted?

The lead details you receive from Speed to Seller will include the phone number that sent the reply. When you call that number, you are reaching the person who initiated the conversation via text.
