How Speed to Seller filters out irrelevant text replies

Speed to Seller uses a structured system to filter out irrelevant text replies, ensuring you get leads focused on selling a property. Our goal is to connect you with homeowners who have explicitly indicated some level of interest in moving their property.

Initial automated screening for obvious junk

Our system first runs every inbound text reply through an automated filter. This catches immediate spam, bot responses, or replies clearly outside the scope of a property inquiry, such as unrelated marketing messages.

This initial pass quickly removes a large volume of noise, allowing human reviewers to focus on more nuanced replies.

Human review for context and intent

After the automated filter, all remaining replies are reviewed by a human team. This is where the real filtering for 'irrelevant' happens.

Our reviewers read each message for context, intent, and any indication of actual property ownership or selling interest. A human eye can pick up on sarcasm, confusion, or subtle cues that an automated system might miss.

Filtering for 'not interested' and opt-out messages

Any reply that explicitly states "not interested," "stop," "opt out," or similar variations is immediately filtered out. We respect these requests and ensure these numbers are not contacted further by us.

These are not leads for you because the homeowner has clearly stated he or she does not want to sell or be contacted. Our process prioritizes compliance and respecting homeowner wishes.

Identifying non-property related inquiries

Some replies are general questions or comments that have nothing to do with selling a house. For example, a reply asking about an old friend or a local event would be deemed irrelevant.

We also filter out replies that seem to be a wrong number and are clearly not the homeowner we intended to reach, or replies about commercial properties if your search is for residential.

Distinguishing between curiosity and motivation

A key part of filtering is differentiating between simple curiosity and genuine motivation. A reply like "Who is this?" might warrant a follow-up text from us to see if there's underlying interest, but a reply like "Just curious about my house value" might not be listed.

We focus on signals that indicate a willingness to engage about selling or receiving an offer, rather than just general information seeking.

Handling replies about already listed properties

If a homeowner replies that his or her property is already listed with an agent, that reply is filtered out. Our leads are for off-market properties where you can deal directly with the seller.

This ensures you are not wasting time on properties that are already on the MLS, which often come with different expectations and commission structures.

Our commitment to lead quality

The entire filtering process is geared towards providing actionable, motivated seller leads to investors. We aim to reduce your time sifting through irrelevant conversations.

Our transparency in this process means you understand what kind of replies we consider relevant and valuable for your investment strategy. For Speed to Seller, irrelevant means not moving toward a potential deal.

Questions people ask

What happens if a reply seems irrelevant but I think it's good?

Our filtering process is designed for general investor needs. If you believe a specific type of reply should be considered, you can reach out to our support team for clarification or to understand if your specific criteria can be accommodated in future lead generations.

Do you filter out replies that are just asking 'who is this?'

Typically, 'Who is this?' replies are not listed as they don't express a clear intent to sell or inquire about selling. Our focus is on replies indicating some level of motivation or engagement regarding the property.

How often is your filtering process updated?

Our filtering criteria and methods are regularly reviewed and updated based on feedback, changes in reply patterns, and our continuous effort to refine lead quality. This ensures we adapt to new ways homeowners respond.
