How Speed to Seller grades a reply from a seller with multiple listed properties

When a homeowner replies to our text message indicating interest in selling not just one, but multiple properties, our grading process adapts to capture this nuance. We aim to identify the specific property he or she is most motivated to sell, or if there's interest in a portfolio sale.

Initial identification of multiple property interest

Our system automatically flags replies that mention more than one property. This could be explicit, like 'I have two houses to sell,' or implied, such as naming multiple addresses or describing different types of properties he or she owns.

When such a reply is detected, it is routed for a more detailed review by our human graders. This ensures that the complexity of the reply is not missed by automated systems.

This initial flag is crucial. It changes how we approach the subsequent steps of lead qualification and information gathering.

Gathering additional details on each property

Our grading team then attempts to extract as much information as possible for each property mentioned. This includes addresses, general condition, and any specific reasons for selling each one.

We use publicly available data to cross-reference the properties mentioned by the seller. This helps us confirm ownership and general property characteristics.

The goal is to get a clearer picture of the entire situation. This helps determine which property, if any, holds the strongest motivation for a quick sale.

Determining the primary property of motivation

Many sellers with multiple properties have varying levels of motivation for each. Our graders look for indicators of urgency or specific distress tied to a single asset.

For example, if he or she mentions one property has a specific issue like a leaky roof or a tax lien, that property will be prioritized. This suggests a higher likelihood of a deal on that specific asset.

We attempt to pinpoint the property that aligns best with the 'motivated seller' criteria. This is often the one he or she talks about with the most detail or urgency.

Handling replies that indicate a portfolio sale

Sometimes, a seller explicitly states an interest in selling a group of properties together. This often comes from landlords or heirs managing an estate.

In these cases, our grading focuses on the overall motivation for liquidating the portfolio. We look for the common thread linking his or her desire to sell all assets.

The lead is then listed to indicate interest in a portfolio. This allows investors who are prepared for larger acquisitions to identify these opportunities.

How the lead is listed on the marketplace

Once graded, the lead is listed on the Speed to Seller marketplace. If a clear primary motivated property is identified, that property's details will be featured prominently.

However, the lead description will also explicitly mention that the seller owns multiple properties and may be open to discussing others. This provides a comprehensive view for the buyer.

If it is a portfolio lead, the listing will reflect this, often with general information about the group of properties rather than a single specific address. This allows you to explore the full scope of the seller's holdings.

Transparency in our listing process for multiple properties

We believe in transparency. When a lead involves multiple properties, we do our best to convey all relevant information within the listing.

Our goal is to give you a clear understanding of what to expect when you contact the seller. You will know if he or she has one highly motivated property, or if he or she is open to discussing a broader sale.

This methodology ensures you receive leads that are as accurate and informative as possible, even when the seller's situation is complex.

Questions people ask

Will I get all property details in one lead?

You will receive the details for the primary motivated property, and the lead description will indicate that the seller has multiple properties. Our goal is to give you a starting point to open the conversation about his or her full holdings.

What if only one property is clearly motivated?

If only one property clearly shows high motivation, that is the property we will prioritize and list. The lead description will still note his or her ownership of other properties, allowing you to explore further during your conversation.

Does Speed to Seller verify all listed properties?

We use publicly available data to confirm the basic details and ownership of properties mentioned by sellers. For leads involving multiple properties, we prioritize verifying the most motivated one, while noting the potential for additional properties based on the seller's reply.
